Cagnes-sur-Mer: halfway between Nice and Cannes
Exactly halfway between Nice and Cannes, Cagnes-sur-Mer has a station of its own, four kilometres of beach and nearly every office you will need inside the commune: CPAM, CAF, the tax office, France Travail. Nice, 13 minutes away by train, is only for the residence permit. A Russian community of the town's own we did not find: no parish, no grocery, no association. Cagnes residents are part of the shared Vibe Sud France chat covering the whole south, and for us the Côte d'Azur works as one territory anyway.
The Russian-speaking community in Cagnes-sur-Mer
The town’s own assets first: 53,354 residents (INSEE, 2023), a railway station, four kilometres of beach and nearly all the paperwork you will ever need handled inside the commune, sitting precisely halfway between Nice and Cannes. The honest part: we found no separate Russian community in Cagnes. No parish, no grocery, no association.
Russian speakers in Cagnes are part of the shared Vibe Sud France chat, over 600 people across the entire south, from Montpellier to the Italian border. There is no separate “Cagnes chat” and there probably never will be: the town is small, Nice is thirteen minutes away by train, and for us the whole Côte d’Azur works as a single territory.

Relocation and paperwork: what you settle here, and what needs Nice
The practical headline is this: in Cagnes-sur-Mer almost everything gets settled locally, except the residence permit. For a town of 53,000 the set of public services is unusually complete: CPAM, a CAF point, France Travail, the tax office and the mairie all sit inside the commune. CPAM and CAF even share a single address, 37 avenue de la Gare, a couple of minutes from the station.
The titre de séjour, however, does mean travelling. Formally Cagnes belongs to the arrondissement of Grasse, yet the sous-préfecture in Grasse receives people only on France Titres/ANTS business (driving licences, ID documents, vehicle registration) and sends residence-permit cases on to the Alpes-Maritimes préfecture in Nice. Admission there requires a confirmed appointment or a convocation; turning up “just to ask a question” will not get you through the door. Most procedures run through the ANEF portal, and the trip to Nice takes 13–16 minutes.

A word on opening hours. Nearly every local counter works mornings only, 8:30–12:30, and frequently carries the note “uniquement sur rendez-vous”: book first, visit afterwards. The tax office on Tuesdays takes appointments only. At the CAF point inside the CCAS the morning is self-service, an adviser is available in the afternoon by appointment, and over the summer there may be no appointments at all. Ring 04 92 02 47 47.
Sworn translators. Russian–French traducteurs assermentés are found through the official register of experts kept by the Court of Appeal of Aix-en-Provence, which covers the whole of département 06.
For our people: church, shops, doctors, translators
Nothing invented here: in Cagnes itself we found no Orthodox parish, no Russian shop, no school and no association, neither in the catalogue of parishes in France nor in searches across the commune. That is a negative result from a limited set of sources rather than a final verdict. If you know of something of ours in town, write in the chat. Everything confirmed nearby is reachable without a car:
- Church. Antibes is nearest, ≈9.5 km: the parish of All Saints of the Russian Land at the Saint-Roch chapel, 21 avenue du 11 Novembre (seasonal schedule). In Nice you have Saint Nicholas Cathedral, 2 avenue Nicolas II: liturgy on Sundays at 10:00, vigil on Saturdays at 17:00. The full list is in the directory of Orthodox churches.
- Groceries. In Antibes, Moscow Market has moved from avenue du Grand Cavalier to 13 avenue Philippe Rochat, a short walk from the station (open daily 10:00-22:00). Nice has the wider choice, 13 verified shops, among them Ani Mini Market at 5 avenue de la Californie, Avrora Market at 29 rue Arson and Gastronomie Russe at 4-6 bd Gambetta, with addresses in the shop directory.
- Children. The bilingual school Solnyshko, run by Alliance Russe, and the Maison de la Russie centre are both in Nice, with classes on Wednesdays and Saturdays: Russian schools.
- Doctors. We do not publish lists of names, because they go out of date faster than we can check them. What actually works: Doctolib, choose the speciality, set the location to Cagnes-sur-Mer or Nice, then apply the “Langues parlées” filter → Russe (Directory).
Neighbourhoods and housing
- Haut-de-CagnesThe medieval village on the hill around the Château Grimaldi: cobbled lanes, the 13th-century church of Saint-Pierre-et-Saint-Paul, galleries, jazz in the castle courtyard in summer. Full of atmosphere and expensive, and tight for a car. For those who want character and a view rather than convenience.
- Le Cros-de-CagnesA former fishing village right on the sea, founded in the late 18th century by fishermen from Menton. A port where the catch goes on sale at 9:00, a street market on avenue des Oliviers on Tuesdays and Thursdays, a seafront promenade and its own railway stop. For those who want the sea within walking distance.
- Centre-ville / Cité MarchandeAround the mairie and the station: CPAM, the CCAS and the covered Cité Marchande market (daily except Monday, 7:00–13:00) are all here. The best bet for living without a car: administration, trains and food shopping in one spot.
- Val FleuriA residential quarter between the centre and the sea, built up in the second half of the 20th century. Quieter and cheaper than the centre, the compromise for families who care about both price and the walk to the beach.
- Les Bréguières, Le BéalThe northern, more suburban quarters, closer to the A8 and the retail zone. The logical choice if you have a car and work in Nice or Sophia Antipolis.
- Les Collettes, Saint-VéranGreen slopes with olive groves, where the Renoir estate stands; private housing. For those who want quiet and do not count the minutes to the sea.
Cagnes is the Riviera’s middle ground: cheaper than central Nice or Cap d’Antibes, dearer than inland villages such as La Colle-sur-Loup. The only confirmed figures cover sales: a flat averages €4,443/m² and a house €5,123/m² (DVF, published 2024). No rental statistics are published openly, so our range (a studio ≈€600–800, a T2 ≈€850–1,100) stays a guide rather than an official number.
Worth knowing before you start hunting: 14.5% of the housing stock is second homes (INSEE, 2023). In summer those flats move onto the tourist rental market and supply contracts sharply. Looking for a flat in July is the worst possible plan, while October to March is far calmer. Without a French guarantor, the state Visale scheme (visale.fr) opens the door to a lease. Live listings circulate in the chat.
And here is the arithmetic that defines Cagnes: the travel pass costs exactly what it costs in Nice, €45 a month for the whole metropolis, while the train takes thirteen minutes. You can work in Nice and pay Cagnes money for your flat.
Cagnes-sur-Mer: how the town lives, and what to see
The town is really three different places stitched together.
Haut-de-Cagnes is a medieval village on the hill wrapped around the Château Grimaldi, founded in 1309 by Rainier Grimaldi. It became a museum in 1946, and in 2026 that museum turns 80: the anniversary programme runs from June 2026 to January 2027. Inside hang the portraits of the singer Suzy Solidor. More than two hundred artists painted her, and in September 1973 she gave the town around forty of the canvases, from Van Dongen and Foujita to Cocteau and Man Ray. In summer the castle hosts “Jazz au Château”, and in mid-August the cobbled lanes stage the world championship of square boules: an ordinary pétanque ball would simply roll away down the hill.
Le Cros-de-Cagnes is still a working fishing village, founded in the late 18th century by fishermen from Menton. The catch is sold straight off the quay every day at 9:00 except Monday, and in early July the quarter celebrates the Fête de la Saint-Pierre et de la Mer. The commune’s second railway stop is here too.
The Renoir estate (Les Collettes). Auguste Renoir bought these three hectares of olive grove on 28 June 1907 and lived out his last eleven years here, until his death on 3 December 1919. The town acquired the estate in 1960; the museum today holds 11 original Renoir canvases along with sculptures and works by Maillol and Bonnard. Chaïm Soutine lived here later (from 1924), Georges Simenon in the 1950s.
The Côte d’Azur racecourse is the second most important in France and the first in Provence: 60 hectares beside the sea, 12,000 spectator places, more than 80 race days and over 600 races a year. The association was founded on 12 December 1951 and the first races were run in September 1952. The winter meeting runs from December to mid-March; in summer the racing happens at night, in July and August (in 2026, from 6 July to 22 August).
Shopping Promenade Riviera (formerly Polygone Riviera) opened in October 2015 as the first open-air shopping centre in France: more than 70,000 m², around 150 shops, 30 restaurants, a ten-screen cinema and over a thousand trees planted to a design by Jean Mus.
Then the markets: the covered Cité Marchande in the centre (daily except Monday, 7:00–13:00) and the street market on avenue des Oliviers on Tuesdays and Thursdays (8:00–12:30).
On work, plainly: the commune contains 16,440 jobs, but 73.2% of its businesses employ between one and nine people and 69.1% are in retail and services. Unemployment runs at 10.9% and the median income at €27,000 a year (INSEE, 2023). Skilled vacancies are found in Nice and Sophia Antipolis.
Day trips
- Nice: 11–13 km, 13–16 minutes by train, roughly 68 services a day.
- Antibes: 8–9.5 km, 9–21 minutes by train; the shortest hop to Sophia Antipolis.
- Saint-Paul-de-Vence: 3.9 km as the crow flies, by Lignes d’Azur bus; closer from Cagnes than from Nice or Antibes.
- Cannes: 16–20 km, 20–32 minutes by train.
- Biot: 5.9 km, the glassblowers’ village.
- Monaco-Monte-Carlo: 24 km, 38–54 minutes by train.
- Grasse: the perfume capital, by train via Cannes.
That is Cagnes’s geographical trump card: both ends of the Riviera from one station.
